Case Study – The Outlets of Corpus Christi Bay
Overview
Commercial Restroom Partitions was recently subcontracted by Lockard Companies to assist in the construction of a new retail facility. Located on I-69 only 3 miles from the junction with I-37, The Outlets of Corpus Christi Bay is intended to meet the retail needs of an untapped market consisting of college students, local oil and gas industry employees, and a vibrant tourist industry centered around world-famous South Padre Island. Located near the Nueces County Fairgrounds, the mall is anticipated to a hit with local residents, visitors to the bay, and even motorists traveling back and forth from the Texas Border.
This case study focuses on our construction of the commercial tenant restrooms located within the retail suites of the facility.
Background
The mall is the result of a collaboration between Carduner Construction, EB Development, and Lockard Companies. Extensive research by these entities revealed this area of the Texas Coast to be a prime location to build a shopping mall. With a local economy that flourishes when the Oil and Gas market is booming, the local economy is further supported by a thriving tourist industry. Nearby South Padre Island is world famous as a Spring Break Destination spot and a favored beach area by Texas boating enthusiasts, sports fishermen, and seaside campers. An estimated 8.1 million visitors travel to this area each year.
An estimated 21 million vehicles drive by the facility each year, traveling to and from the Texas/Mexico border. Additionally, almost a million local residents with an annual household income of $60,000.00 or more live 90 minutes or less from the mall.
Location of Tenant Commercial Restrooms
Each tenant suite contains a basic restroom for employee use only. Restrooms are located behind the register areas to discourage customer access.
Installation Details
These were single toilet restrooms, so there was no need to install commercial restroom partitions.
Toilet Tissue Dispenser
This dual spindle unit is made from stainless steel and features a satin finish. It uses 10-inch diameter rolls with 2 ¼ inch core. One roll at a time is exposed by a sliding access panel. The unit is quickly reloaded and secures with a tumbler lock.
ADA Grab Bar Assembly
The assembly consists of three grab bars measuring 18, 36, and 48 inches, respectively. Manufactured from stainless steel tubing, they mount directly to the wall by means of concealed flanges and screws.
Feminine Napkin Dispenser
The core of the unit is a removable, leak proof plastic receptacle with a 1.2-gallon volume. The exterior is made from stainless steel with satin finish. The unit opens with a self-closing panel and secures with a tumbler lock.
Paper Towel Dispenser
This automatic dispenser measures 12 3/8 X 15 ¼ X 9 ½ inches. It is powered by either a 6-volt DC power supply or 4 “D” batteries.
Seat Cover Dispenser
The dispenser fills from the bottom and holds 250 folded toilet seat covers. The bottom of the unit requires a minimum clearance of 5 inches from any accessories or other projections in the wall. Dispensers measure 15 3/4 X 11 X 2 inches.
Frameless Mirror
This mirror is warranted for 15 years against silver spoilage. It measures 24 X 36 inches and made from ¼ inch float glass. Mirror backing is thermoset and infrared cured. Mirror edges are ground smooth and polished.
